Dealing with Tenant Problems

This evening, says the tenant, we decided to burn the last of the firewood (this is April in Florida). While lighting the fire, the flames came back out and caught me on fire. In the process of trying to put the fire out, the flames spread to the carpet and the carpet was damaged.
So, the tenant’s expectation is that we hustle out there as fast as we can to repair the damaged carpet. We get work orders like this all the time. The question for the discerning landlord who cares about the health and life of a tenant as well as their comfort and well-being is – should this be my responsibility?
Tenant Damage = Tenant Responsibility
It depends. In this case, we’ll look at it as a tenant’s responsibility to fix the damage. Lighting a fire at home in Florida can lead to burns and in this case, the floor was damaged. It’s a dangerous situation, and we care about the tenant. However, once we can be sure the tenant is okay, we can also establish that the tenant is responsible for the burn to your carpet. Once the tenants understand it’s their responsibility, they will likely not be in a hurry to repair that damage. However, you have a security deposit that you collected from them, and you can use that to cover the damage after they move out.
Our first instinct is hope the tenant is okay. Then, we make sure the property is okay. In a situation like this, we would never ask the owner to make a repair right now. The tenant needs to live with the consequences of these actions no matter how crazy they might be. We will always deal with any situation that puts your home in danger or compromises its integrity. But, for something like a carpet, we think the tenants can live with it when they are responsible for it.
